Easter Ross village of Evanton set for fresh growth spurt with proposal for 32 new homes set to be considered by Highland Council

PLANS FOR 32 new homes in a rapidly growing Ross-shire village have been tabled.

The Evanton scheme on land south of Kildonan House, Swordale Road is part of a phased Highland Council development.

It would include 24 so-called ‘affordable’ 2-, 3-, and 4-bedroom two-storey semi-detached villas and eight. private residential three-bed detached and semi detached bungalows.

The green field site is zoned for housing.

The site is located to the western edge of Evanton and forms part of a wider masterplan area which received approval under a previous planning consent. The overall masterplan area at Tendallon includes the delivery of 140 residential units in total. The latest submission is the second phase of development.

The application says the benchmark 25 per cent of affordable housing expected under policy with such development is comfortably exceeded “to cater for much-needed demand for affordable housing in the Evanton area”.

The proposals include 14 units for social rent, two for low cost home ownership and eight for what is termed mid-market rent. Documents submitted say the site is well located to encourage access to village centre amenities and Kiltearn Primary School by foot or bicycle “with people more likely to consider more sustainable modes of transport reducing the reliance on private car journeys.

“The intention is to achieve a development which is an uplifting environment encompassing pockets of housing set in attractive connected greenspaces. The layout will promote a sense of safety and belonging and achieve a sense of place.”

The application says the houses will be highly insulated and heated with heat pumps to satisfy the requirement for LZC (low and zero carbon) technology.
