Asking price of landmark Strathpeffer office building slashed as potential new uses flagged

A ROSS-SHIRE building with a colourful past has had £30,000 knocked off its asking price as a fresh chapter beckons.

Peffery House at The Old Station in Strathpeffer was formerly a headquarters office for VisitScotland's predecessor agency.

After sitting empty for a period of time, it was in 2019 the scene of a dramatic police raid during which it is understood a large stash of cannabis plants were removed.

The building could now be set for a fresh chapter with potential buyers being advised it could make "a substantial family home, holiday accommodation or possibly a number of good-sized apartments".

Peffery House was the purpose-built administrative headquarters of the former Highlands of Scotland Tourist Board (HOST).

The architectural firm of Matheson, Mackenzie and Ross, in Dingwall, was commissioned by Highlands and Islands Enterprise and the then Ross and Cromarty Enterprise to design and supervise its construction.

Sited adjacent to the Old Victorian Station, the one-and-a-half storey building was designed to reflect and blend with the character of Victorian Strathpeffer.

Selling agent Macleod and MacCallum has flagged an asking price of over £265,000 which is a £30,000 reduction on what was previously being asked.

It is being flagged as a unique opportunity to purchase a substantial, versatile building in the historic Victorian Spa village. Although currently laid out as a commercial unit, the property has change of use consent for a residential building.

It has space as laid out for 12 offices and sits on a large one-acre plot.

The particulars go on to state: "The highly popular village of Strathpeffer offers an excellent range of facilities including shops, Post Office, chemist, hotels, restaurants and a small selection of bespoke retail outlets. Strathpeffer Pavilion is located in the centre of the village and boasts a wide range of music events.

"Primary education is provided within the village, while secondary education is provided at Dingwall Academy. The property is also close to a number of woodland walks and a golf course. The nearby market town of Dingwall offers a good range of facilities and amenities including supermarkets, bank, library, swimming pool and thriving High Street offering a good range of retail outlets.

"Inverness, the main business and commercial centre in the Highlands, is approximately 19 miles away and offers extensive shopping, leisure and entertainment facilities, along with excellent road, rail and air links to the South and beyond."
