Planning in principle bid for three-home development at Knockbreck Avenue in Easter Ross town of Tain

PROPOSALS for a three-home development in an Easter Ross town have been flagged with Highland Council.

The planning permission in principle bid for three houses at Knockbreck has been submitted by the Tain Initiative Group through agent Blueprint Architecture.

The site is described as on land south-east of 19 Knockbreck Avenue in Tain.

The proposal is to extend Knockbreck Avenue with a new private shared access road, associated connections to the public sewer, power and water supplies.

The application site is currently grassed with mature trees to the north-east and south east boundaries, according to a supporting statement.

It says: "The plots are sized to accommodate detached dwellings with design opportunities to ensure there is no overlooking and no unacceptable amenity impact on the adjacent residents."

It adds: "The site will be accessed from a single point which leads on from the east corner of Knockbreck Avenue. The existing field access onto the public road is to be widened and upgraded with a tarred surface to comply with current technical standards. The new access and has good visibility in both directions.

"The proposed site access and shared access road are to be constructed to comply with The Highland Council Access to Single Houses and Small Housing Developments Guidance and will not be to adoptable standards."

The proposed plot areas and position adjacent to an established residential area allows scope for flexibility in the dwelling design, says the supporting statement, which will be formed as part of a further application.

It says the proposed plots will benefit from south-west street facing principle elevations with rear elevations having an opportunity of an outlook to the north-east across farm land towards the Dornoch Firth, depending on the position and style of house that is decided on by the purchaser.

The statement says: "We believe that what is proposed is a considered and appropriate design for this location and we hope that this Planning Application can be supported."

Tain and Easter Ross councillor Alasdair Rhind is a director of the applicant company, the Tain Initiative Group (TIG).

The charity is a Scottish Charitable Incorporated Organisation (SCIO) and aims to promote the benefit of the public in Tain through the provision of facilities or the organisation of recreational, social or environmental activities and promotion of the public wellbeing.

In 2018 TIG was gifted by charitable donation 5.62 acres of land at Knockbreck Road. Two house plots were identified and sold, according to an annual report for 2022, with consideration given to how the remainder of the land could be used for the benefit of the town.
