A LISTED landmark building at the heart of an Easter Ross community has been put up for sale at a knockdown price.

Highland Council is inviting offers over £70,000 for historic Invergordon Town Hall which has been at the centre of a number of failed community regeneration bids.

The B-listed building comprises a former cinema/hall and space at rear for car parking. Built in 1871, the two-storey building has an internal floor area of around 585m2. A one-and-a-half storey extension was built to the rear in 1934.

The property – which requires significant upgrading – is located along the Invergordon High Street, with rear access parking from Joss Street.

The sale comes at a time when the Invergordon-based Port of Cromarty Firth is at the centre of a successful freeport bid and the cusp of a cruise liner season that will again bring tens of thousands of people through the town.

It is being marketed as "a former community centre with development potential".

Prospective buyers are told that any conversion/change-of-use to commercial – such as retail, restaurant or bar – would be suitable, subject to planning permission.

Potential purchasers considering a change of use or redevelopment, are also being invited to use Highland Council’s planning and development pre-application advice service.

Property amenities listed include:

− 99-seat theatre

− Gas and electric heating

− Fully furnished kitchen

− Functioning bathrooms

− Furnished theatre room and projector with screen

− Stereo sound system

− First floor office

− First floor hall and storage.

It has an energy rating of G.

News of the sale is generating plenty of comment.
