Conon Bridge set for 28 new family homes after approval by Highland Council

A planning application to build 28 new houses in Conon Bridge has been approved by Highland Council.

Tulloch Homes first submitted a planning application to Highland Council for the development in 2021, and has faced a series of hold-ups before they could finally recieve notice that the council approved their application in December 2023.

The planned development will predominantly feature four-bedroom family homes, to meet the demand for this housing tenure in the Conon Bridge area.

Reasoning for the long delays in getting the planning application approved include resolving drainage issues, compensatory planting and agreeing routes for all paths.

The development is due to be built on the Schoolhouse Belt School Road in Conon Bridge.

The Royal Society for the Protection of Birds (RSPB) also raised concerns with the application, due to the site's proximity to an active red kite nest. The RSPB stated that works should commence outwith the breeding season, and the works should be phased so that they will occur at the furthest distance from the nest.

The conclusion to all issues raised with the application was: "All relevant matters have been taken into account when appraising this application. It is considered that the proposal accords with the principles and policies contained within the Development Plan and is acceptable in terms of all other applicable material considerations.

Under conditions of the agreement, the development must start within the next three years, or the planning permission will lapse.
