Culbokie Community Trust (CCT) has sold 0.21 hectares of land to Cairn Housing Association to facilitate the development of six homes for affordable rent at the village's Glascairn site.
These will be in addition to the eight "affordable" homes already required to be created as part of the development by Tulloch Homes.
Tulloch has been instrumental in the process by facilitating a land exchange to optimise site design and in providing the infrastructure including roads, paths and drainage for the additional homes as part of their 39 unit overall housing development.
The first two homes to be completed on the site welcomed their new owners a few weeks ago.
The community trust says the proceeds of the land sale will go a long way to facilitate the development of its plans for the Culbokie Green and Village Hub development on the same site.
The hub is planned to include a new flexible space community café, volunteer base and public toilets as well as car and bike parking and an EV charge point.
The green will include wild flower meadows, a community orchard, a natural play area, outdoor table tennis and a covered timber shelter along with attractive paths and seating and planting.
Following completion of the deal CCT chairman Richard Fyfe said: “Affordable housing has always been part of our vision for this project and we’re absolutely delighted to have completed this complex three-way deal.
"This really is a win, win situation for all involved – most particularly for local people in need of an affordable home."
Jason MacGilp, chief executive of Cairn Housing Group, said: “We are delighted to be working with the Culbokie Community Trust and Tulloch Homes on this innovative development to bring further much needed high-quality and affordable new homes to Culbokie.
"We look forward to collaborating with our partners on the Glascairn site to support a sustainable and thriving community.”
Building of the six additional homes will begin in the coming weeks.
In addition, volunteers will start tree and orchard planting work and other enhancements on Culbokie Green over the
coming winter, with funding from the Highland Coastal Communities Fund.
