The past 18 months has seen the housing market pick up intense speed with fierce competition for the most sought after properties.

Norman Fell, mortgage consultant for the Highland Solicitors Property Centre (HSPC), explains that this has also created increased competition between lenders, meaning clients can benefit from contacting someone like himself with a close eye on the housing market.

“Having the access to the various lender options as I do is invaluable and a service which some completely overlook, especially in this current market,” he said.

Norman added that it is just as important to gain a mortgage or remortgage through a broker in the current property climate as it is when the industry is in a downturn.

HSPC is the property hub for the Highlands and offers various services for buyers and sellers, including mortgage advice from Norman, providing potential buyers with clear and professional guidance through the complexities of property finance.

Although many of his clients are first time buyers, Norman’s expertise, which includes a specialism in new build mortgages, has helped him maintain a regular client base throughout his 30 year experience as a mortgage broker.

In addition to advising new clients, this means he continually keeps in touch with previous clients to regularly review their mortgage.

“I make a point of contacting all my clients as they approach the end of their mortgage deal to see if I can find them a better offer,” he said.

Whether a returning customer or a first time buyer who has to be led through every step of the process, Norman’s role is not to sell clients financial products, but to ensure that the financial service they are looking for is the best option for them.

This also applies to the property they are considering for the mortgage.

“It’s more about discussing what they can achieve financially, discussing different types of property, potential offers, and helping them understand the market at the present time,” he explained.

“It is a rounded service, not just saying these are the interest rates and you can borrow this much.”

It also helps that Norman works with one of the UK’s largest mortgage networks, which is able to negotiate exclusive deals with lenders that can be more competitive than those available elsewhere.

The process is made very easy for clients as following an initial meeting with Norman to gain an understanding of what a client needs, a secure online portal is set up for each client to easily upload documents and schedule tasks with Norman.

This ensures the whole process is efficient and smooth from start to finish, with Norman providing guidance every step of the way.

“For new buyers, I’m also a specialist in the LIFT (Low-cost Initiative for First Time Buyers) and in certain circumstances, I can get 100 per cent lending through LIFT where the client doesn’t need any deposit,” Norman revealed.

This help is especially important in the current market as property prices have significantly increased in the last year which makes it challenging for first time buyers.

This has shown little sign of easing up, which makes it even more important all types of buyers are properly advised and prepared when they make an offer.

“With limited housing stock, you need to be prepared,” Norman said, “which is why it’s wise not to take a gamble choosing a financial product without professional advice.”
