Munlochy housing go-ahead approved amid concerns over knock-on impact on traffic and Black Isle school rolls

THE go-ahead for a 32-home development in the Black Isle village of Munlochy has been given amid concerns about traffic impact and school roll pressures.

Alness-based Pat Munro Ltd and Broadland Properties Ltd have teamed-up for the final phase of the development at Brae Farm, Munlochy.

The scheme comprises three pairs of semi-detached units and 26 detached houses just off Hill Park Brae.

Knockbain Community Council had warned about traffic impact on the A9 Munlochy Junction and the Tore Roundabout and called for developer contributions for community facilities to be put to the Munlochy old tennis courts project.

The development was passed unanimously by the north planning applications committee but local councillor Craig Fraser admitted a number of reservations.

He said: “I will not be putting forward an objection to this development as it is the last phase of build at this location. It is a fair report and the development is within the policies it is set against.

Knockbain Community Council rightly point out that the development will compound traffic volume issues at the B9161/A9 Munlochy Junction, with the increase in traffic volume.”

He added: “I am concerned about the future school roll at Munlochy based on the fact we have 55 units being built at Rosemarkie, 12 agreed for Fortrose, 36 nearing completion at Avoch, 41 again proposed at Avoch and these 32 here in Munlochy. Nearly 200 houses.

“Avoch Primary School is at capacity and will be until 2035/36. Munlochy will be the logical place for any new pupils and will be at capacity before this development is completed. If this happens primary school pupils will be bussed to Resolis, Culbokie or Cromarty unless additional school buildings are supplied.”
